EXPECTATIONS WHILE HANDING OVER FLAT

Owner has to provide a freshly painted and cleaned house. No patch-work or partial painting.


Standard specifications

All Zenify homes have standard specifications. All fittings and fixtures will be verified during initial inspection. Any repairs, replacement or new installation - if required in accordance with Zenify home standard - will be presented for owner approval as work quotation.


Repair work

Zenify will handle the painting and all the repair work after Owner's approval. Owners also have the option of managing all the work on their own before handing over the flat.
Zenify will ensure all electrical, plumbing, and wooden furniture are in working condition and all white goods are serviced before handing over to the first tenant. All the above service charges will be borne by the Owner.


Warranty Cards

Warranty cards for electrical applicances and durable and non-durable goods or recently serviced receipts, must be handed over to Zenify. If not provided and tenant faces issues during the tenure, then the owner will have to bear the cost of replacement or repair.

REPAIRS DURING TENANT STAY

Brand and quality

Any repairs required due to misuse or normal wear and tear would be paid for by the tenant. If there is any material replacement, it will be same as current material.


Addressing major problems

Cost of addressing major problems - like seepage or natural wear and tear to flat or appliances, ACCL replacement - is owner's responsibility. New wiring and pipeline connections are also owner responsiblities.


Repair and renovation

Any such request from tenant for new installations or repair work which require structural changes will be undertaken only after owner approval. Owner has to bear the expenses for these.

Cause of damage of an appliance will be evaluated by vendors hired by Zenify and shall be agreed by tenant and owner. Expenses for major part replacement or new installation (due to aging of the appliances) will be borne by the Owner. Minor repair work and damages due to usage will be borne by the tenant.

maintenance and bill payments?

  • REGULAR SOCIETY PAYMENTS

    Payments to the Society will be as mentioned in agreement. Where rent includes maintenance, owner will pay directly to the Society. Where rent excludes maintenance, tenant will pay directly to Society as previously agreed.

  • SPECIAL SOCIETY PAYMENTS

    Society payments other than regular maintenance payment - Payments related to sinking fund, external paintings, renovation of club house etc. will be paid by owner. These payments are outside maintenance amount charged to tenants.

  • TENANT TERMINATION

    Zenify will ensure that all the bills - maintenance, water, electricity etc. - are paid and that there are no arrears at the time of tenant termination.

  • PAYMENTS DURING VACANCY

    During the time that the property is vacant, responsibility of maintenance charges and other utility bills is wih the owner. Zenify will verify this with the owner regarding any pending payments before tenant move-in.

  • BILL PAYMENTS

    Property Tax payments shall be done on request from the owner. This is a paid service.
